With regard to the Kensington housing projects planned for a site in Kensington and Maitland and which were planned to yield 135 potential units:

  1. At what stage in the development process is the Kensington housing projects in the City of Cape Town;
  2. whether the municipality’s project plan has been approved by his Department; if so, what are the relevant details;
  3. whether his Department has approved the allocation of any funding to the Kensington housing projects; if so, what are the relevant details;
  4. whether the beneficiary selection process has commenced or has been concluded; if so, what are the details;
  5. whether the beneficiary subsidies have been approved; if so, (a) for how many bene-ficiaries and (b) what were the selection criteria for the project;
  6. in or around July 2020 a rezoning, subdivision and consolidation application process was commenced for the Sixth Avenue site in Kensington, which was known as the Kensington Housing Project, with a potential yield of 62 single residential units, whether the application been approved; if not, why not;
  7. what progress, if any, has been made with the planning process for the second site that makes up the potential yield of 135 housing units, originally planned for Maitland;
  8. what is the impact, if any, on the Kensington Housing Project of the proposed redevelopment of the informal settlement known as Ghost Town adjacent to or part of the Maitland Cemetery;
  9. what is the impact, if any, on the Kensington Housing Project of the proposed relocation of informal dwellers at or near the Salt River Station;
  10. what are the details of the proposed upgrade or development of the Ghost Town Informal Settlement?

  1. This City of Cape Town project is in the detailed design stage.
  2. (3)(4)(5)(a)(b) No, once the project is procurement ready it will be included in the Business Plan.
  1. The application was approved in November 2020.
  2. The Town Planning approval for the Maitland site was obtained during August 2024. The project is in the detailed design approval stage. The potential yield is 80 units.
  3. None. Kensington / Maitland Housing Project will cater for approved beneficiaries from the Kensington 6th Avenue Informal Settlement to move to the Maitland site, subject in compliance with the relevant policies. There is no impact on the Kensington Housing project.

Kensington / Maitland Housing Project will cater for approved beneficiaries from the Kensington 6th Avenue Informal Settlement to move to the Maitland site, subject to compliance with the relevant policies. There will be no impact on the Kensington Housing Project due to the relocation of informal dwellers from Salt River Market.
  5. The Ghost Town Informal settlement upgrade attempts to formalise the Ghost Town informal settlement in the Maitland cemetery. The upgrade will entail individual site and service connections to individual erven. The upgrade will further include the construction using alternative building technologies to provide top structures for the beneficiaries of the development. The site will yield 105 opportunities.
